Housemark Validation Confirms RentSense Customers Collectively Outperform Peers in Arrears Management

Mobysoft’s recent arrears performance analysis has been independently validated by Housemark, confirming that landlords using RentSense® have collectively outperformed their non-user peers over the past five years.

The analysis – originally carried out by Mobysoft – examined five years of arrears data (2019/20–2023/24) from the Regulator of Social Housing’s Global Accounts and Local Authority Housing Statistics (LAHS). It revealed a widening performance gap between organisations using RentSense, Mobysoft’s AI-powered income analytics solution, and those that do not.

Housemark has now verified these findings, providing independent confirmation of RentSense’s measurable impact on rent collection, arrears management, and long-term financial resilience.

Validation Findings: RentSense Users Stronger on Arrears

Housemark’s validation confirmed Mobysoft’s arrears calculations showing that RentSense customers, as a group, recorded better arrears performance than non-RentSense users over the five-year period.

Key findings from the validation include:

  • RentSense customers’ weighted average arrears rate reduced from 4.0% in 2019/20 to 3.7% in 2023/24 – a 7.5% reduction.
  • Non-RentSense users’ weighted average arrears rates increased from 3.9% to 4.5% – a 15.4% rise.
  • Overall, RentSense users collectively outperformed non-users by 22.9% over the five years.

These results underline the resilience of RentSense customers in managing arrears during a period of significant financial challenge for the sector. Importantly, Housemark’s validation also supports earlier Mobysoft analysis showing that RentSense customers have simultaneously reduced former tenant arrears (FTAs) and bad debt provisions alongside current tenant arrears (CTAs).

This evidences that RentSense customers are not only collecting arrears more efficiently but also sustaining tenancies — intervening earlier, supporting tenants faster, and preventing debt from snowballing.

The role of Integration: RentSense Super Users

Housemark’s analysis also highlighted that RentSense delivers the greatest benefits when fully embedded into landlords’ income management processes.

As with any software product, RentSense works best for organisations that integrate the system and its related services as a core part of their approach. To test this, Housemark asked Mobysoft to identify “super users” – housing providers who have made RentSense central to their income collection strategy.

The results were striking:

  • RentSense super users, as a group, reduced arrears rates by 38% between 2019/20 and 2023/24.
  • Across the rest of the sector, arrears increased by 13% over the same period.

This demonstrates that deeper adoption of the platform – supported by cultural alignment and team engagement – is strongly correlated with better long-term arrears control.
